The lease termination fee needs to be paid at the time they request this, do not substitute the security deposit for this purpose.This will ensure compensation for time, money and effort needed for a tenant turnover, including advertising and showing costs, regular repairs, utilities during vacancy etc.

I don't know much about real estate CRMS although I've had plenty of experience with regular sales platforms, (ie. hubspot, salesforce, zoho, pipedrive, etc) I didn't want to have to sift through all the cars, but it's looking as though I may to see what fits.

The difference between the 2 is a liability costs you money each month vs an asset makes you money each month.2nd Point, As a realtory, you goal should be to be a listing agent, I don't think you have a had the chance to host an open house and try to attract clients as a realtor, you should at least try it a couple times, but at the end of the day hosting an open house to find clients is not the tool it used to be.

Many syndications will have special days or events for investors to visit the property to see how things are running, see improvements, ask questions, etc.I invested in a syndication last year and have been invited to several events already, plus they give regular updates on improvements and performance.
