Now that they are refreshed and rented, I'd like to recapture 70-75% of their individual values and continue the BRRRR process with other properties.

While my mom reads it as refreshing, I read it and everything my family taught me aligned, or just clicked!

(It hasn't always been active, because I haven't been diligent keeping it current), but after this last purchase, I plan to click "refresh" every 48 hours. 

What if he replaced everything 10 years ago- his capex could be very low, but the building may need a big refresh upon its sale.

That will get you closer to the right price point and it will trigger your listing to hit you local MLS "hot sheet" (assuming you have it listed with an agent) and it will also refresh on Zillow and the other online sites.

It was refreshing to "forget" about this plan for a while since we knew we couldn't do anything further at the time.

Any tips for maybe refreshing the look?

My estimates include modest landscaping refreshes and often $10,000 in plumbing/electric, properly refinishing older tubs and sinks, not replacing with fiberglass, proper renovation of wood siding, not covering in vinyl, etc.
