I agree with the comment that the tenant did already pay for the plumber.. the reason you rent is so that you don't pay for recurring maintenance such as a slow drain.

A landlord does not get to decide for a tenant if a recurring leak is a problem or not.

Annual recurring revenue is great but I think the slice of the pie is too much to ignore them taking a larger portion of the payment instead. 

 - As far as software costs go, I don't mind recurring or one time fee options.- I have a property management company take care of that side of the business and an accountant that does my taxes, I just need a real estate focused bookkeeping solution.- This is probably true, but I put time into learning QB and still didn't find it intuitive.

I have not yet invested in real estate though I am a graduate student and will be graduating next May and hope to jump into it as soon as I know where I will be living (due to my full time job options).I am analyzing properties using the BP Rental Analyzer and have a recurring question.

You are already taking a lot of risk with a flip, on the front end, why add to the stresses by having a recurring bill you need to pay each month, if/when the timeline ticks past the projected timeline, and further eats into your true profits.
