@Kyle Cross, correct me if I'm wrong, but I think maybe what you're getting at is potentially pitching to your parents that you would like to take a shot at personally managing the units to gain experience and some form of compensation.

It’s easy access to the other neighborhoods   Lots of potential development space for bars and restaurants   Lake effect brewing is dumping money into a brew pub.  

They have an internalized system where instantly a person has thousands of potential end buyers for a "lead" coast to coast.

In our case, avoiding a buyer's commission seems to be potentially helpful with negotiations, especially since we are purchasing below what we can afford, and can pay up front for RE attorney, buyer RE fees, etc.

I love it here because there are still positive cashflowing deals and lots of appreciation potential due to the strong job market, growing population, and major companies setting up shop here like Intel, Meta, Amazon, etc.
