I'm from Marion, Ohio but I am currently stationed (Air Force) in Aomori, Japan. 

I have a new flip coming up and for the sake of keeping things simple, keeping costs down and better interior aesthetics I'd like to go with a central air and heat system INSTEAD of a hydronic baseboard system and a central air unit.The question I have is, do buyers care about forced air heat?

I have started an LLC and currently, have 1 property while in the middle of buying another.On the current property,     1) 30-year loan that was refinanced to pull equity and purchase the 2nd place.    2)  replace the heating and air in my current property. 

I am currently located in the Sanford/Lake Mary area and I am looking to invest around North-East Orlando (Possibly Lake Mary, Casselberry, Winter Park, Oviedo) but that is up in the air as I am still researching the area.

You can use Air Mattresses for pictures with Beds, this always help show spacing. 

A seasonal Air B and B?

If my plan was to hold onto this short term (let's just say 2-3 years out of thin air), it makes no sense to pay the point up front and I would opt for the higher percentage rate per month.I know I've heard/read that some people would argue that it rarely ever makes sense to pay the point up front, but if its a long term play, I don't truly understand why that might be...Any info appreciated!

Inspection only listed 1 surprise, it only has a furnace not central air, although my AC guy doesn't see an issue with the upgrade - being a foreclosure it was "as is".

Even spending $1000 to buy 3 portable units so they could sleep at home.

I don't believe quality tenants would rent a property in Phoenix without air conditioning.
