I pondered on this question for couple of years.

Regarding the question, yes there is enough meat on the bone to pursue this due to the original loan amount.I pondered the second part, as it may take awhile to collect on it, may be other creditors or she may have even filed for bankruptcy.

Was pondering on doing both right after getting bids from prospective contractors instead of waiting until closing.

My husband and I have also been pondering for the last two years on buying a house to rent out. 2024 looks like it will be our year to take that next step.
