So far I have outperformed that, but I also do a lot of the CapEx up front as part of my business plan as these are value add deals. 

That has significantly outperformed the last 2 years but no reason to believe that WORSE case is that it returns back to those levels.

Still made a few buck but just not worth it.My SFHs have out performed the duplexes over the years by 50% to double, and attract MUCH better tenants.Just food for thought.

@Robert KeelingWe've seen SFH's outperforming MF in your market by a lot.

Good locations, cash flow, value add, prudent debt, reserves.quality locations while they may not look best on paper usually out perform others in times of stress.One thing I think most of the " waiting for the bubble to burst crowd"s  fails to understand that if you do have a major correction the capital markets can correct right along with them .. so while credit is relatively easy right now for mom and pop get into buying a few rentals folks.. this may not be the case..

I purchased 3 turnkey properties upfront after my initial discussion with Zach and have had good success with each.  2 of the 3 properties out performed their proforma and the other has had some ongoing issues which Zach has helped intervene to ensure I was not responsible for some of the identified issues. 

SFRs outperform MF (duplex-quad) in C areas unless you renovate your units to B quality in C areas and attract better tenants.

Nobody knows where the market is going tomorrow, next month, next year, or in 5 years time.What this really boils down to is cash flow, and your ability to redeploy those funds into another deal that will outperform the debt.1) If you cash out refi with a higher principal and higher rate, will your properties still cash flow?

I make this recommendation not because I think this syndicator will out perform other syndicators that are not local, but because the value of being able to shadow a successful syndicator is significant.Good luck
