Are security deposits needed in addition to damage waiver, or do you pick one or the other?

Real Estate along the coasts is always a good bet for appreciation, as there is only so much land and you can only build in one direction.

I would like to purchase a three or four Plex and live in one of the units.I understand I can use an FHA loan or conventional loan with only 3 to 5% down in order to get into the property however I live in a very expensive area and the properties I am looking at are currently 700+. 

(Of course, there is a factor that higher rating will increase my booking but that is not just coming from adding one or two amenities) Besides item 5 and 6, I am not sure how much other items will attract more guests to my business.

I have done quite a few different things, one of the best to find out who is doing the most volume is go onto good and search for the "we buy houses companies" in the area you are looking to invest.

Just one small glance at the properties, their pro-formas, etc., and any semi-experienced investor could tell you oh hell no.
