Even wholesaling or flipping requires contracts, and you're not old enough to sign.There are a lot of young people looking to start, and it would be nice to hear more of your story and how they could follow your process.

I live in a tent by the river with a nice little otter,  and don't even own a shirt.

I'm about to use about that much to buy me a nice little 6 unit.

(I couldn’t find if that was a nice gradual increase or mostly done in 1-2 years.)

In order to avoid wasting time on a bunch of individual showings with unqualified applicants, perhaps consider doing what I do and host “open house” style showing windows. 

We have our Guide Book on the counter in the kitchen.People like to have something to look through, plus other guests leave flyers from places where they ate etc. with notes like, "Great food" etc. written on them. 

I am not going to rent a nice house to four 19-year-olds working at McDonalds because it's absolutely foolish, but I will put two of them in an apartment and give them a chance to earn a reputation.
