You think the NAR would let something like this go unopposed, if the Feds were to try to legislate some crazy rule that would take money out of realtors/brokers pockets? 

Do not apply NAR apartment numbers to small unit count properties.

There is already a bill in front of congress and with NAR getting some bad publicity lately it may not be able to save the day.The positive side of this is there are far too many realtors in the market so it may be helpful to the seasoned vets who crush it regardless, less is more theory.

You should have standard, RE Board approved documents available to you if you are a NAR or local RE Board member.

If they're a NAR member, they are required to list on MLS within 24 hours. 

NAR and the bankrate , builders media machine I find are under-reporting seller concessions and shadow inventory from new construction.

An alternative is to either read a Principle of real estate text book and a real estate law textbook, or to take one of many classes offered by various colleges, organizations and affiliates of the NAR.
