The perceived value may be more, because you know an STR was run there and making money, but a lender wont value it more.While I agree a lender probably won’t value it more, an investor interested in running it as a STR will pay more.  

You can also hold money for maintenance, capex, taxes, insurance, or other projected expenses.

It makes lead management way more efficient since they get to focus on people who actually want to do business. 

If you're looking to BRRRR/flip, I do recommend looking into hard money loans.

It's now almost impossible to get a mortgage with a FICO score under 560-580 range.Overall, the housing market has higher average FICO scores and more equity than the 2008-2010 period.This makes it much less likely we'll experience another Great Recession, but there are no guarantees.

Assuming property taxes + insurance added don't go above $1,100 total, you could maybe make this work.
