Consider talking to Huntington (formerly First Merit) they have a HELOC if you play their game at 2.99% (I have one with them) also Johnson Bank, or Associated. they may be a bit more receptive. just some thoughts, good strategy, and having the potential to buy income property with cash/equity, and then refiing gives you more options, Good Luck
