Evaluate the markets on the merits of their financial returns first and then having family in the market is just a bonus.

Consider talking to Huntington (formerly First Merit) they have a HELOC if you play their game at 2.99% (I have one with them) also Johnson Bank, or Associated. they may be a bit more receptive. just some thoughts, good strategy, and having the potential to buy income property with cash/equity, and then refiing  gives you more options, Good Luck

@Matthew Olszak From an ROI/ROE perspective its a drop in the bucket, but from a free cash flow angle it has some merit. 

Eddie Egelston I think it has merit for a small group of buyers.

Also, several threads on BP about the merits of properties inside LLC's vs in personal names, the financing issues and the liability/insurance.

We just bought a property that ARV merits a pop top.
