I would make a concrete plan ahead now we are looking at refinancing in terms of getting this back on track.

R-value on a slab depends on a lot of things, with the biggest variables being thickness and density of the concrete.

Unless you are doing some massive renovation a couple of weeks should be sufficient even to take it from an ugly rental to a very nice rental.

I have also considered having the concrete polished but there are a few spots that have patches and/or  leveler and I am not sure how well it would come out?
