@Annabelle Rozen  I believe the stability of the rental market within Allentown is rather robust. 

The STR market here has become way more saturated and competitive especially in San Juan. 

There is a ton of DD to do on a MF property, are you doing an environmental study, a reserve study, analyzing the T-12, market study to show there is room to increase rents (of course every seller states rents are underpriced)... 

I usually just google "market name" airbnb or short term regulations.

.- Analyze Comparable Properties: If you’re working in a specific market, reach out to other landlords or property managers with similar assets.

Are they at market rent, or locked into below-market rates?

Thank you,Phil Don’t have any experience with the mentioned mentors, but I do have 45 years experience in commercial real estate investing.Flipping (wholesaling) commercial properties require the same base of knowledge (real estate principles, real estate law and real estate finance) that is a foundational requirement for flipping residential properties; PLUS, extensive knowledge of the commercial property TYPE one is trying to engage with, and extensive knowledge of the local real estate market for the subject property type. 

The rental market has slowed in recent months but expected in winter.

The issue I see is that market has historical appreciation below average (not bad, but slightly poor).  

Generally, a good property manager will make sure to do the following:- rollout a strong marketing plan - thorough application process - know the fair housing laws- have the vendor relationships to take care of any emergencies that could happen- dealing with late fees & evictions!
