But does anyone have a go-to analyzer spreadsheet which has multiple tabs that can be used to analyze the same deal but with different strategies, such as those mentioned above?

One thing I would mention in here is to know the numbers but know the ARV..

I have never worked with R2R but I am working with about 15 investors who will never work with them again due to their lack of responsibility in reference to builder and property management selection.I price checked them years ago and they WAY over inflated both sales and rental numbers...

So since this is four units, I expect it will be a little more but not 4x as much. 

What is the service life on this piece of equipment.If it has capacitors the service life could be 10 years, or they may have a service life of more than that, but they don't live forever (what about repairs?).

@Brenden Stadelman I found that agencies work well short term, but they are not a viable long-term solution.
