This will require the removal of a support column which may require beefing up the support beam as the span will be longer.

Hey all,A frustrating situation I (first time residential home buyer) am in;Our inspection came in on a 2 story 1500 sq foot 1920s house(as-is) in Roxborough with 2 major concerns:Basement - Joint rot that was addressed by adding vertical supporting beams towards the end of each joint (but they lack 'snowshowing' at the base and might be advisable to add additional for support)Electric - Knob/tube wiring and 0 grounded outlets through entire the houseThe issue is our inspection doesn't have an estimate, only a recommendation to get an additional specialist inspection for that to obtain an estimate.

I haven't seen many holey people running around in garages that those beams can shoot through.That being the case though doesn't mean much if your tenant is of the disposition that everything you think is wrong and everything they think is right.   

Laser focus is key when trying to exploit any niche of a business and real estate is no different from what I see. 

It’s a complete gut and remodel, including all new electrical, plumbing, sheetrock, installing beams, new HVAC upstairs, etc.I am over budget and haven’t gotten to the landscaping yet because the house was built in the 1940’s and there were a few things that we didn’t anticipate during the renovation planning phase.Just some things to think about.

I would think you shouldn’t finish it if under 7’ finished height.Perhaps leave the ceiling exposed and paint/stain the beams
