Being appraisers, we are familiar with estimating "cost to cure" of deficiencies, and we know useful life of short lived items so we can build seller credits into our offers that will help mitigate monthly costs to us for reserves.We are going to take it slow and steady, as I said, with an eye on returns that may not be spectacular but still rival the stock market in a sector of the economy we know well.Thanks for the encouragement @Dave Meyer!!

Class D would be my description, but beauty is in the eye of the beholder, so let's say C is probably more realistic.And, as someone that has owned rentals for 13 years, the projected numbers put out there are very optimistic.And lastly, the values the values they are asking for, given most of them are partial rehabs at best, again, someone is making good money on them, but if I were the buyer, I don't think it would be me.At the end of the day and in my limited experience, turnkey is a lot like wholesalers.  

We all get big eyes and think about how quickly we can scale, but that's just not how it goes.

Inspections are important too - you need to get eyes on the property periodically to make sure that your investment is still holding up and is not getting trashed.

I will never understand why people who know very little about syndications go with their eyes wide shut.
