I am not trying insulting your intelligence, but an attorney is going to know exactly what to do, and 9/10 is going to take care of everything for you while explaining to you what needs to be done.

Growing up in a family with very little income, struggling out of poverty, it dawned upon me to read up on financial matters to avoid wasting my parents' amazing groundwork these past 20 years.I have been reading up on investing in concept and namely intrigued by the Intelligent Investor, Rich Dad Poor Dad, and I was lucky enough to stumble upon BP.After reading a bit into the vast amount of information available on the website, I believe my niche, as far as I am aware, is going to be in multifamily homes to start.

You'd be amazed at how many people get educated, can speak intelligently about REI, can give great advice about REI, but have never personally pulled the trigger. 

@Steve BabiakI would think they would be intelligent enough to either fill up the unit at the pump or get a container intended for kerosene use only.  

Also I need to learn the lingo so I can speak intelligently with other investors, agents, and lenders.

No formula ... you need to know the comparable sales and have enough familiarity with the town to apply these comps intelligently. 

I would either get a good property manager that can offer intelligent advice or lower the price.
