Trying to do that would probably create instant problems and liability.If you have them sign an agreement stating that the basement is not to, and will not be used for sleeping quarters, it is possible that you wouldn't be held liable for them misusing your property.

INSIST upon a petty cash fund for instant approval of repairs under $xxx and an itemized Purchase Order for those  that exceed that amount.Also insist upon review and accept/denial on all applications for tenancy.These go a LONG way to keep everyone on the straight and narrow!

For an SFR, the typical buyer will want to occupy, so give lots of notice of intent to sell prior to the lease termination - - time your listing to this event.For an MFU, these are clearly investor properties, so you still give the notice but sell with tenants in-place for the instant ROI to the new buyer.
