The AppFolio integration works great, but everything else is hit or miss, which is incredibly stressful when you’re trying to stay on top of your property finances.I’m curious if anyone else has experienced similar sync problems or if there are any recommendations for alternative platforms that might work better.

out of state BRRRR is incredibly difficult. 

SF homes are an incredibly inefficient asset to own and rarely do they perform over an extended period of time like your spreadsheet suggests they should. 

And that's easier with national credit tenants than with regional companies with fewer locations. 

It would have been easier if I had made more.

Overall it is easy to learn and has made my messaging guests much much easier. 

Single-family homes in New Jersey have appreciation potential, appeal to a broad tenant pool, and are easier to sell.

Ask people to connect, and they will... then its easier to just run something by them every once in a while.

Hi Kris,Unless the sellers are really cooperative, it honestly sounds easier to just do a normal offer and flip/BRRRR using cash or hard money.
