Well, here are just a couple of the most recent real life incidents that have occurred to us while flipping.We recently closed on a purchase in a pretty rough area of Los Angeles and upon closing out escrow and taking possession of the home, we learned that the family pet was left behind.

If you call anyway and the home owner objects, tells you never call me and you do so, (intentionally or by accident in the future), you can be cited and that's $10,000 per incident.
