Well, here are just a couple of the most recent real life incidents that have occurred to us while flipping.We recently closed on a purchase in a pretty rough area of Los Angeles and upon closing  out escrow and taking possession of the home, we learned that the family pet was left behind.  

We just remolded the kitchen (via an insurance covered slab leak incident) and I'm not thrilled with the way the kids are keeping it up...it's very high end; like a fool, I asked for the best of everything.

How to handle this type of incidents ?

As such, we need to remember because it is a "boyfriend" it is considered a "domestic" incident.

The tenants did move out without incident and turned over the keys. 

I have had some limited interaction with their police force due to accidents in front of my house and incidents down the street and I am less than impressed with their level of service.

Also probably should install those sensor lights to better notify myself to any future incidents since we are definitely not gonna leave those wholes in the ground.

@Harry Metzinger,  I've done several "creative cash" purchases in the past without incident.  

It wasn't an isolated incident either.

If you call anyway and the home owner objects, tells you never call me and you do so, (intentionally or by accident in the future), you can be cited and that's $10,000 per incident.
