It certainly did for me.I started out buying turn key rentals because they were easy to buy and workedOnce I got more confident, I started rehabbing ugly houses, making a much larger profitThen I started investing passively in multifamily deals, which allowed me to invest big chunks quicklyThen I syndicated a small apartment, gaining experience and building my capitalNow we are syndicating large apartments with large staff and property management.From a percentage basis, the houses I was rehabbing was probably the most profitable, but you can only invest in small chunks and it takes time.

So, they won’t work with us.We’ve also learned that contractors usually fall into one of the following categories:Type 1 (High Quality, High Price)They can do new construction, additions, full remodeling, but maintenance work is too small for them.Typically pay for advertising, have sales staff, separate bid preparers, inhouse designers, full office support.Equates to a lot of overhead, leading to markups of 50%+.Bids: Usually have a dedicated salesman that does their bids, so able to supply quality bids.Comment: Usually have the highest prices & quality, and so these are the contractors you’d hire to work on your own home.

It cash flows positively.Operationally, What makes it most attractive is that because it’s a condo building- the building has their own management and maintenance staff and association rules.
