I am out of state, and my local area (in Boston) creates a much larger barrier to entry, so I have been researching areas of the country that might enable me to start to build my portfolio sooner. 

Late rent...partial payments.....tickets with the city for not taking care of the property....you having to keep on her to take care of the lawn etc...and big conflicts with your model tenants.....lease expiring real soon.......sooner than the model tenants........

Plus, my complex had 4 pools, 4 hot tubs, a gym/sauna, and security onsite that kept and held packages.

But the inspections are on a rotating system, most properties come up for inspection every 3 to 4 years, some sooner. 

Also, obtain copies of the current lease agreements, as you will need to honor them until they expire, unless you are able to negotiate a mutual agreement with the tenants to transition over to your rental agreement sooner.

I appreciate your response.I agree it is not guaranteed, or maybe even likely I would see a gain on such a recent purchase but there would be no harm in listing if it may allow me to purchase an investment property sooner. 

Real estate is local that's why some cities were affected more or less by the last recession, so some might have tops sooner or later than others.
