Buyers are willing to pay $$$ for additional flexible spaces that can be used as office, gym, guest home for elderly parents or adult kids, or simply as rental to help pay off the mortgage.

I called the tenant and the tenant told me he never opened the garage door since I told him about the complaint and he thought he saw someone peeking in the windows near the top of his garage door.I received a complaint from the HOA because during the Christmas season a tenant hung some type of ornament on the wall beside their door and the HOA sent a complaint saying the color of the ornament did not comply with the HOA's guidelines.I received complaints because some tenants are from another state and they did not have Nevada license plates.The worse part about the HOA's is when you want to use the gym or swimming pool.

The city has a park with about 70 spots with the 3 utilities and even a gym for showering.

Has anyone ever included a clause in their rental leases for tenants that want to have a home gym?

Currently the tenant (seller's son) uses the potential studio space as a gym (great setup tbh) and they've lived there for (3) years.Front building has a HUGE 3 bed 1&3/4 bath apartment over commercial space (little office great for an attorney or insurance biz, etc).

Wi-Fi, gym access, daily newspaper etc. that at one time were included in the base room rates are now viewed as upgrades that can be charged without increasing the advertised room fee. 

Given my current situation, I have found that house hacking will be the most viable option for my first investment - preferably in multifamily homes.My short-term goal in real estate is to own at LEAST 3 properties by 2023.My career goal is to own my own clinic and gym which I know I can accomplish through real estate investing.I look forward to connecting with others with similar drive and passion for success.

I just added a mini split in a room addition behind a garage that was a home gym and it was under $3k for a good quality unit.

The smaller 10’ x 15’ retreat is located off the master bedroom, perfect to utilize as a boutique gym, nursery, or office.
