Are there any incentives available to build bonus units by providing a percentage of them for affordable housing? 

Lot of people in tech have done very well and get/got huge bonuses.... 

On top of considering the bonuses of mortgage paydown, tax advantages, and appreciation (even if just as a tiebreaker for appreciation since its not guaranteed), you also need to dig deeper into the second question.

It's all coming together quite nicely, and thanks to all the great insight from this site and from many books, my standards for cash flow have gotten extremely high, and we're killing it on our COC for the most recent three properties.Where we are now is...we just got a very nice cash payout from some complicated circumstances surrounding my wife's company being bought out and all retained employees getting huge retention bonuses.

Some owners just do not charge for the patio and let the tenants have it as a bonus.

Unit 1 is 2/1 with unpermited bonus room and unpermited 2nd bath making it a 3/2 in a sense which I assigned a 2 car garage as well.

However, when we shopped around, absolutely nothing compared, and a huge bonus is Bill Kratz!

Lenders and any creditor knows about them and believe me they get in line first in order to recover their interests in the properties and the owners who get behind on their tax payments are given very generous terms to also recover their properties and losses.
