It took me 5 days to find qualified tenants with good credit score and income but my property manager still charges me full listing fee even though I did the whole listing, marketing and prescreening and they helped with 1 showing - they only showed one tenant who I prescreened through Zillow.

If you can reasonably throw up a new wall and closet, turning a 3 bed into a 4 bed, that is a great place to start, but only if it works for the property and you have at least 2 full bathrooms.  

Real estate is often full of unexpected and expensive potholes and you don't really sound geared up for that.. 

The other trick to that is to pay balances off in full before the end of the month that the statement was reported, irrespective of the due date.

IMO there is a wide spectrum on lower cost SFH.
