@Malcolm Brown it is great that you are thinking of the money to fund the deals you are going to get started with but understanding what a deal is, I think, should be the starting point. 

I spoke to her and they were going to do a light remodel (barely lipstick on a pig) and start renting the place.

I do like the built in leasing that apartments offers over the OG Cozy site, but I don't really want to pigeon hole myself into the apartments.com brand (or Zillow, or any other of the type) so I'm starting to use rent redi.

I will add that you definitely do not need to be near your investments, but it makes things a lot easier when you first start off. 

I would definitely start off renting most units as LTR and slowly renovate and furnish units to do MTR, having a mix of both. 

Have you been investing for a while, or are you just getting started?

If enough people reach out, eventually it would be great to start a meetup group for STR investors in the area.

Negotiate alternatives thereafter, but start the clock.
