There may be some exceptions for owner-occupied properties, but as we don't live in any of our rentals there, I have not investigated those ordinances.

We make exceptions for especially low-risk investments, in which case we might accept as little as 10%.

Mortgage companies, heirs, Bob's construction company that put a workman's lien on the property, Credit card company, etc etc... exception being local municipality liens ( grass cutting, demo etc.)
