Similar, but the subtle difference is the entrance strategies...and the power all cash has.  

Fortunately it has the name of the gated community at the main entrance.

It has a separate side entrance and we could move the side gate so that the backyard is still ours. 

The work being the addition of a second bathroom to a 3/1 in San Leandro, CA and the conversion of the remaining garage space into a studio apartment with separate entrance.

The drainage was exceptional as the entire basement even at that entrance was completely dry.From the basement the flooring support beams were welded 8inch steel trusses on 24inch centers supported on 12inch steel I Beams with a flange & web thickness running at least 3/4-1inch.

Downstairs has one bed room and basement has a separate entrance that has a full bath but no kitchen.

If you enter the downtown LA Superior courthouse from the South entrance, you'll find the desk where new cased are filed.

On the other side, can you bring them a deal and have them pay you an acquisition fee without you first paying them the "entrance fee"?
