If your goal is to earn a few hundred extra dollars a month, finding depressed distant markets in the Midwest makes sense. 

Obviously, millions of people are sitting on 3-4% mortgages, and the people that aren't remember those rates in the not too distant past.

I expect this will change in the not so distant future.  

I like Echo Park and Silver Lake but those are pretty distant when considering traffic.  

Approaching the four distant owners, I proposed a comprehensive solution—acquiring both the business and the property.

That 10day notice is required more for those who may have claims against the property or to it, some distant relative who was the hier of uncle Tom who wasn't notified, some workman who has not filed a lien or some lender type as well as people who just don't like what you want to do, but they may not have much say in the end.

I have had too many "buyers" that have burned days of my time and tanks of my gas, only to be told at the last moment that some friend or distant relative popped up out of nowhere with a real estate license or FSBO. 

Just want to either virtually or socially distant meet up!! 

We use PM on our 4 STRs (one of which did not get an STR permit (even though it has been an STR since 1999) but we have 2 units that we are going to convert to STRs in the not too distant future) and we self manage the LTRs.  

*If* you expect to sell the property in the not-so-distant future, and *if* your tax savings are in a lower bracket than recapture, you may not want to do it.
