No commitments until there is work and a contract. policy, or payment amount accepted.What would be better, IMO, is to have an idea of what disciplines you need on your team, and how to find people in this discipline. 

If you are looking at purchasing 10 properties, you might as well create the discipline of running it like a business and keeping clean books as a separate entity (i.e., an LLC). 

I still look back at a tough high school curriculum (3000 places avail at our University & 5000 applying) & 5 years of university as those years that imbued the focus, discipline & drive that helped me strive for financial independence.

This experience has taught me that at the end of the day all I need to do is be disciplined and go after what I want, and that my effort, or lack there of, and discipline is all that stands in my way. 

You're much farther along than you think and your discipline will take you very far.  

If not, your neighbor's roof could be leaking and causing issues in YOUR walls/ceilings.For me, having control over repairs and cash flow are very important, but there is more self discipline in budgeting for potential capex items, that could be covered in the HOA.

After reading Discipline Equals Freedom by Jocko, I cannot view sleeping in the same.

The majority of investor fix/flippers just don't have the discipline as above to keep out of trouble it seems.The HGTV shows like Good Bones I watched last night also have their issues and delays but they at least keep to their budget.

One of the most powerful quotes to me is "discipline is the path to freedom."
