I wouldn't let the high cap make you suspicious just because - but be diligent with your own due diligence.Generally speaking, I'd say the higher cap ate compensates for lower appreciation potential + tenant demgraphic.

Not sure what 12" miter you used that was underpowered, my 91 vintage Dewalt has cut 3" dia aluminum bar for me no problem.My belt is a 3x21 H-F that seems unkillable. it's an example of that H-F YMMV.
