As soon as we started managing the home, the downstairs bedroom ceiling had caved in, there were several safety/code violations, and even problems with the home that could cause problems in the future (like missing gutter downspouts).

When they beg and give excuses do not cave, get rid of them asap.If they do not contact you wait, let the eviction run it's course, and contact them only when you have a date for the hearing.
