@Danny R. the question on when to form a LLC or not is a hotly debated subject.

It sounds like you have them defined in your post, but maybe just hone in on those and really start eliminating markets that don't fit them instead of debating their individual perks against one another.

I am debating starting a blog on our website, so insight on the pros and cons is helpful. 

The key to your questions here, and the ongoing debate of this very thing, is the value of the Money portion of a deal and the Experience portion. 

I ran across a couple of articles I believe on Forbes and Business Insider that presented this issue originally, I thought it was interesting and would incite some great debate.

Then B got a dream job outside of Anchorage and is debating whether to keep this property and sit on it, continue to slowly put money into it, and hopefully get it ready to sell or partially rent, or sell it outright to a cash buyer at a steep discount. 

We debated holding on to the home when we purchased our new home, but once we ran the numbers using the BiggerPockets calculator and we clarified our longer term investing goals, it made sense to keep it as a hold as its appreciated over $150K above our purchase and remodeling investment of $270K.

I thought you were debating selling them or not, but it sounds like they are already listed for sale. 

You could also consider longer term impact of the relationship - if this relationship helps develops your business I may not worry about debating  5-10% equity right now - plus, you can always change the split for your next deal!
