I have close to 1,300 units now of days.

Read books and maybe take on the occasional 3 day seminar.

Two days later my partner went to the house, no supplies, no workers. 

Will they "check themselves" from bad behavior when they see a professional company with professional services, legally reviewed lease, etc. managing their day-to-day?

A short-term rental with a stay of 7 days or less + Material participation =also non passive.

And that's the fact that the main entry point from an intrinsic standpoint on RE was during the outlier period.Real estate is not an intrinsic day 1 asset.
