If you have a lot of equity or if you bought the property when your credit score wasn't great (leading to a high interest rate), then it might make sense. 

For you seasoned investors, does it make more sense to go to Home Depot and take advantage of their deals for appliances and such, or are there better alternatives for flooring, tiling, and appliances?

My question is, if I want to remodel aspects of it to increases its valuation does it make sense to wait until I rent it out a year to someone or do it before hand ? 

Make no sense… what do you mean using them for LLC?

. $200-300 per month isn't great, so make sure it really makes sense to keep it as a rental.

Again, you can ask for a down payment, set up monthly payments that make sense along with a balloon payment when you want the contract to mature. 

We have one rental property now in our home state (Colorado).... and our purchase in Ohio will be with a conventional loan.So it's sounding like we will do this purchase without an LLC formation... it doesn't make sense right now.As we build a portfolio, it may make more sense to do so, but it's sounding like -- from advice here -- it may not be necessary (or be of much use tax-wise).Thank you!

To me this actually makes a lot more sense for people dumping $50-$100k into an investment. 

I'm still having to run the numbers on each project and see what makes sense.
