Since there are many types of DPA you need a spread sheet to compare the ins and outs.If you plan a longer term hold of 8-10 years and think rates won't dip the DPA works to keep your cash in the bank.DPA per city or property location varies: income limits, rules and shades of how and when they give the money are things you need  expert guidance.

The pull chain switches do get damaged occasionally, however I always make it a point at move in inspections to instruct Tenants on proper and careful usage (don't jerk the chain, gently pull it in a direction straight out from the opening, not down at a sharp angle, potentially breaking certain styles of light shades), AND that they will be responsible for repair.
