You mentioned you are with a large management company so I am assuming you are with Destination Resorts, Aston, or Outrigger.  

Should be buying with a 10 cap with upside unless Class A or medical office.When economy goes down retailers for strip centers need a store front as destination tenants.

Menomonee falls, west allis, Waukesha and more are all desirable destinations but the deal just has to make sense for me.

In theory this is correct.. but in CA ( and all states are different) it could take you 6 months to evict them so that's six months of payments your making.. the could leave you a 5k mess ( pretty common in a eviction scenario).. and usually when folks starting out do this with limited capital when they make money on these deals they DONT save it they will spend it  LOL.. this is partly what crashed the market last decade.. investor with little to no skin in the game and no where near enough capital reserves.. any business with out proper reserves is destine to failure.

We are also interested in the Northwest Florida area (Destin, FWB, etc) since we know the area and will likely get stationed there again at some point soon.  

You said it in a previous comment, something to the tune of, once you figured out how you wanted your life to look (the destination) it became easier to stay motivated and set real goals (the map).  

Campgrounds require one of two things to be successful .1-On or close to an interstate highway for over night campers,or2- a destination location,such as beach (me) or mountains.Last is amenities, pool, game rooms,on site laundry etc... biggest mistake you can make is put all your money in spaces  and nothing built to attract campers!

I live in Forsyth County and have been cruising the C neighborhoods but for a newbie where would you start?  

BTW, Boeing is cooling a bit but we still have Volvo building, Mercedes expanding their van plant and more cruise ship stop-overs for more tourists.
