The most important thing to me is to find a property that I confidently know I can invest and pull all or most of my capital back out because I'm confident I want more than 1 property and I can't have all my capital tied up in my first property.My real estate agent has told me that in my area, there are too many investors that are willing to pursue houses on slimmer margin (i.e., they are willing to purchase higher than the 70% ARV) and that I should really target off market deals.

I like shorter term leases with cash flow in place at higher cap rates.I can own it and decide over time what I want to do with it.If there is no income there then I need to get it really cheap to feel confident I can do something with the site.

You could drastically cut your costs by hiring out the prep work such as jackhammering and the finish work such as the concrete repair and have the plumber do the restIf it were me and I had the diagram and felt confident I knew where the issues were, I would hire a couple of $12/hr workers and rent a jackhammer

The second paper they sent me that must be signed in order to be considered for a refund was a Mutual Non-Disparagement / Confidentiality Agreement / Liquidated Damages document.
