In reading the packaging further, they states it should only be in houses that maintain temperature of 65-85 degrees.  

We are nearing 50 years old and have kids that'll be going to college in 5-10 years, so it's hard to commit to a 30 year plan that locks up funds without having someone to help crunch the numbers for us.

Has anyone invested in college towns, Columbia, Missouri or Champaign, Illinois?

I wish I could have started buying in 2012 but unfortunately I was a broke college kid and did not know about real estate investing.Personally I still think Columbus is going to continue to explode - "Columbus’ population grew 1.1% in the second half of last year, which is faster than any other city in the U.S."

College house hack can be a real learning experience and maybe profitable for mom and dad. 

And that educational out, you know, where you get a degree that offers you upward job mobility, where you move into a big house, and you drive an expensive, late-model car? 

That being said there are still close to 1% deals on the DFW MLS (I just sent 5 to an investor to check out) and smaller markets that are cheaper on the front end but have a good rental base because of a college or military base are good places to look.

I am fourth generation for a family owned management/development/consulting company based in Southern California but I am in Idaho for college around 9 months out of the year.

And joining into the deal makers mastermind made my skills super sharp on how to evaluate these deals understanding financials without even having a finance degree ...lol
