Some of my items are influenced by living in a hot, drought-ridden climate (southern california) and having things my children can get experience working on and be involved in the business.

Given the current credit/banking climate, I understand the underlying risk, but it would be great if there were lenders out there who could do cash out refi's on a 3-6 month seasoning as opposed to a year.

@Kristina Modares  You'd think with the business climate being what it is in the U.S. they would welcome small businesses opening, paying taxes, etc.

In this MF climate I will learn a lot build a pipeline of investors.

Leather is OK, but I like quality cloth for hotter climates.

Things such as what the current competition is, how many sf the market can bear, how many sf you should build, what your rates should be, how fast your lease up should be, how much climate, non-climate, boat/Rv etc. also, be sure you you consider early on how to manage the property.
