Looking back now, when the landlord didn't reply about a credit when we spoke on Sept. 19th, I should have formalized a credit request in a certified letter. 

We have a Sears scratch and dent store that has good prices.Fridges you can probably get good clean inexpensive ones on Craig's list or Facebook market place.

The choice is yours and the more knowledgeable you are about the real estate investment, the better your chances are of getting the kind of return you would like to see.Real estate is a marketplace, and caveat emptor is a time-honored rule.

I would have to see the address and site with price.If you want to place on here for sale you would need to upgrade to plus or pro membership and put in the marketplace section. 

On your other question, I dont think the agent will shop around your deal - he or she will have a reputation in the local marketplace to maintain.

So, taking away all of those fears while at the same time providing renters insurance makes this investor VERY competitive in his marketplace.

I’ve even called rental listings on Craigslist and Facebook marketplace that look like they werent posted by a management company to speak with seasoned investors.

The two I seem to like the most (both NARPM certified too) is: One Stop Property Management (Jim) based in Independence MO. and Home Rental Services, Inc (Paul) based in Overland Park, KS.
