Ideally we would like to do a single family cash deal for our first property, and we are in the phase of brainstorming on which market to go into.

We were brainstorming earlier and I had the thought, "Hey, I wonder if both he and I can get FHA loans for the same property?".

If the daycare is the route you want to go maybe brainstorm complimentary businesses for that daycare?

@Deborah Repaskey brainstorm different creative financing ideas to use OPM (there are a lot) and see if the seller is interested in any of them.

I would go look at the smallest W/D units available, get the dimensions and figure out where all your existing drain lines are then brainstorm the best location based on those things, sounds like what you’re doing already just hard to say without seeing your layout.
