Total mortgage face value is $937,000. 

<after 5% cap-ex, vacancy, maintenance, etc... barely making $50/mo> but in it for the long-term equity not income <at this point>.

But it becomes a much less attractive investment to an outsider when you know you could be facing future special assessments like that.  

While the property does require renovation, its location just a block from the new baseball stadium adds significant value and potential.Our challenge, and the reason we’re seeking advice or considering a sale, is that we are facing some hurdles.

And so, this is why I'm curious...I'm sure other clients just take their estimates at face value and approve the work order.

But, you could face limits on deductions and miss out on some tax planning opportunities if you do that as well.If this is a one-time deal, doing it as an individual might be easier.

I've factored it in the numbers and they work(barely) but would be a lot better if the tenant pays.
