When the market was slower we even worked directly with the REO bank for the properties and soem of them would do portfolio loans on their own assets. 

@James HumphreyI would suggest speaking to local banks, and credit unions.

Unless you are getting a bank loan and are willing to accept higher interest rates and balloon payoffs, buying within an LLC is not a clear-cut decision.An LLC can be created very quickly and should costs under $1K, but you need to know there will be costs and time to maintain that LLC every year.  

Have you called your bank/servicer to talk about your options? 

Or, are the failed projects going to kingmade investors that have "special" relationships with the lending banks? 

Some jurisdictions are taking the statewide ADU rules and going much further extreme.

Add a very diversified economy here with banking, insurance, oil and gas, education, three medical schools, 3 law schools, life sciences, DFW airport, and so much more, it looks like the growth just goes on and on.As far as appreciation goes, that's always tough to predict.

The bank would still want to know about the commission to include it as an expense on the final closing disclosure.All the best!
