I've heard of the whole 2+20 (2% fee + 20% of profits) approach with hedge funds, but haven't heard of performance caps before.  

I think the safest approach would be offering the package at a certain price and excluding the alcohol.

If you can rent it out, get it rented out, get a year lease, then start approaching commercial lenders for either a DSCR loan or a 2nd mortgage, with cash out.
