I think it is very important to get the actual rental history of the prospective tenant before renting out the property.

They don't care when you try to explain all the future projects, they actually hate hearing that since it sounds like a scam, when an investor says, "Give me a good price and I will have a lot of work for you" it sends chills up their spines. 

I actually have a webinar i put on a couple of years ago walking through all the pitfalls and mistakes I made doing 482 BRRRs between 2009-2018 in Chicago. 

However, we've never actually filed a claim, so take this with a grain of salt.
