As far as upgrades, it's going to depend on who your target market is. 

They will take anyone that is "motivated" just like how they target "off market deals".

You said in your original post you targeted local companies but a large corporation reached out to you directly to sign a lease.

Then, one could target that subset and reach out to owners knowing that there is "upside" in revenue.
