Hi Joel,I am interested in start doing the same as you to be using it for medium term rental (28+ day stays) arbitrage in GTA (as short-term rental stays (less than 28 days) are restricted).

Every so often I will look at my listing in private or incognito mode to make sure it's showing up to the general public.Closer to their stay, I text guests (who want it) a guest book that I put together with local restaurants, things to do, parking, etc. 

In some cases they cannot pull the money out because it is now (Non-owner occupant) an investment and their credit union or bank may cap them at 70% or 75% MAX LTV.Nothing wrong wiht putting 10% down on a primary but look at the rates on both 5% and 10% usually when you have PMI built in the rates stay the same.

Wholesaling is definitely a learning process, but here are a few tips to help:1.Build a reliable list of cash buyers.2.Research the areas you want to focus on.3.Get comfortable with contracts and paperwork.4.Focus on negotiating great deals with sellers.5.Stay organized and keep track of your leads.6. 

They are provided with contracts to use which are developed and vetted by real estate lawyers within each state and updated regularly to stay current with changing laws. 

I may eventually just stay in one, and buy others just to rent out without me moving every year or so.

I'd actually be surprised if you can get a bank to finance an STR - most of them IME stay away from those, particularly if you're a newbie. 

I will, of course interview and do my own due diligence with these companies, but I just wanted to get an idea from everyone that could possibly give me a heads up on who's great or who to stay away from.
