OK, well, if that's not realistic, I'm open to reason.Ideal property is a C property in a B area (using an A,B,C,D area scale).I live in LA but think the market is too overheated here to get anywhere close to the cash flow goal so am actively investigating & number crunching external markets (Atlanta, Tacoma, San Antonio, Charlotte, Austin, etc.).  ------ THE HELP I'M LOOKING FOR ------I'm looking for help locating these small Multi's that can cash flow.I'm also looking for input regarding the cash flow goal. 

Trent,Duplexes are running in the mid 400s in a B neighborhood here in Sarasota, rents run around 1500/mo. for said 2/2 unit.

I'd say the neighborhood is a B - range, and in a city that has lately been having tons of tourists attractions built (this is South Florida after all!)

My taste has switched to the A , B assets only.

Vacancy is typically related to community economics, the property class-{a,b,c,d} and how well you market & manage the existing tenants.

Most homes can be broken down into class A, B, C, D areas for the quality of the neighbor hood.

Is this a "C" tenant in a "B" property (argues for giving notice)?  

I am considering pulling the trigger on an offer on a B-/C+ triplex in greater Philadelphia (3.5% down via FHA loan) and was wondering if the good people here at BP would be able to evaluate where I'm at so far.
